Regulations and rules for exclusive rental of the LaVerde facility

Introductory concepts:
The following terms will appear in the remainder of the regulations:

„Holiday House” – a year-round holiday home located in Poland,

„Website” – the official website of the House: www.LaVerde.pl, containing a full description of the Holiday Home and the rental conditions contained in these regulations.

„Tenant’s Address” – the Tenant’s e-mail address provided to the Lessor electronically or by phone as the address to which all correspondence regarding the rental of the House should be sent.

„Lessor’s address” – e-mail address: Reservations@LaVerde.pl

§1 Reservation

  1. Reservations can be made by phone, via e-mail or by completing the reservation form available on the House’s website, or through authorized brokerage offices (Booking; Airbnb; Nocowanie.pl). Price offers submitted by the Lessor for the above-mentioned portals can be different and are binding.
  2. The reservation is considered to be made after the Lessee meets the conditions of the offer, in particular after the advance payment in the required amount and time. The Lessee provides the address and telephone data to the Lessor’s e-mail address in order to carry out the correct booking and rental process.
  3. The advance payment is tantamount to accepting these regulations.
  4. Lack of payment within the required period results in automatic cancellation of the reservation and does not require additional notification to the Lessee by the Lessor.
  5. Upon fulfillment of the conditions referred to in §1 point 2, the Lessee will be sent a booking confirmation (receipt / invoice).
  6. The remaining part of the amount due for the rental, the customer pays within the period specified in the offer, but not later than on the day of arrival.
  7. The Lessee has the right to cancel the reservation. It can do so in writing

(e-mail to the Lessor’s address), unless otherwise specified in the offer.

  1. In the event of cancellation of the reservation, the Lessee shall bear:

a / 1% of the cost in the event of cancellation 30 days or more before the start of the rental.

b / 50% of the cost in the event of cancellation 30 days or less before the start of the rental.

c / 100% of the cost in the event of cancellation 21 days or less before the start of the rental.

d / Refund will be made only to the incoming account.

  1. The Lessee is obliged to pay the entire amount for the rental, even if the arrival or stay is delayed or shortened for reasons beyond the control of the owner of the facility (communication difficulties, strikes, personal reasons).
  2. Exceeding the declared number of guests will result in an additional fee of PLN 150 / person per day.

§2 Arrival and departure

  1. The Lessor shall provide the Lessee with the access code for the keys and the alarm to the indicated number no later than 1 day before the arrival. phone during the booking process.
  2. The hotel day starts at 16:00 on the day of arrival and ends at 11:00 on the day of departure.
  3. Accommodation and key collection takes place from 4 pm on the day of arrival from the key box located on the front door of the House, while the alarm keypad is located inside the entrance door. If you wish to check in before 4 p.m. or check out after 11 a.m., you must first agree by e-mail or telephone with the landlord. (possible on available dates).
  4. On the day of arrival, the Lessee receives the keys to the House, which he is obliged to return to the Lessor for the box on the day of departure. The Lessee shall pay a fee of PLN 500 for losing the keys or not leaving them.

§3 Scope of rental and prices

  1. Rental offers with prices can be found on the website of the House and agency offices.
  2. The rental price is gross and includes the entire house for exclusive use, utilities, bed linen, towels, sauna and jacuzzi, if available on a specified date, along with the entire infrastructure belonging to the facility.
  3. On the day of arrival, the Lessee pays by bank transfer to the Lessor’s bank account a returnable deposit in the amount of PLN 500 to cover any damage caused by the Lessee’s fault. The deposit is returned by bank transfer up to 3 days from the day of departure. The payment of the deposit or the lack of it does not release the Lessee from the obligation to cover the damages in full.
  4. Responsibility for the loss or damage to items brought in by the tenants of the House is governed by the relevant provisions of the Polish Civil Code. The lessor’s liability for the loss or damage of valuables, money, securities and items of scientific or artistic value is limited.

§4 The Lessee’s obligations

  1. The Lessee is obliged to observe the principles of good neighborliness and to keep the rented House in a good condition. The Lessee is obliged to immediately inform the Lessor about any damage and deficiencies found in the House and to report any damage caused by himself or by people visiting him during his stay (including permanent soiling and damage to equipment, or their loss). The Lessee covers the cost of the damage and the costs of its removal.
  2. The Lessor agrees to the stay of domestic animals, and the Lessee is obliged to clean up after them.
  3. Smoking in the House and the adjacent forest is strictly forbidden, except for the garden and terrace.

In the event of a breach of this prohibition, the Lessee will be charged an additional fee of PLN 500 for additional cleaning and the costs for taking the House out of use.

  1. The landlord provides a fire place free of charge, due to the proximity of the forest, the Lessee is obliged to physically control its flame in terms of size, and it is strictly forbidden to leave it unattended, and after the feast, the Lessee is obliged to extinguish the flame with water.

FAILURE TO FULFILL THIS OBLIGATION BY THE RENTER WILL EFFECT OF THE IMMEDIATE TERMINATION OF THE CONTRACT WITHOUT REFUND OF THE RENTAL COSTS.

  1. Due to the fire protection requirements, it is not allowed to use any instruments or apparatus powered by electricity in the House, which are not the equipment of its rooms. The exceptions are: mobile phone charging adapter, laptop, electric shaver.
  2. The Lessee may use the Facility only for residential and recreational purposes and may not sub-let it further without the Lessor’s consent. People who are not accommodated in the House may stay in it from 08.00 to 23.00.
  3. There is silence outside the building between 0:00 – 6:00
  4. There is an absolute requirement to segregate rubbish in the House, baskets and bags with appropriate markings are available on the premises of the facility. In the event of non-compliance with this order, the Lessee will be charged an additional fee of PLN 200 for segregation.
  5. The Lessee is asked to leave the facility in the condition in which he would like to be there after his stay.

§5 Final provisions

  1. The law applicable to disputes between the Lessor and the Lessee is Polish law. Any disputes will be settled amicably, and in the event of disagreement, the competent court will be the court for the Lessor’s place of business. In matters not covered by these regulations, the provisions of the Polish Civil Code shall apply.

  3. If any of the provisions of these regulations differ from the regulations of other facilities or brokerage offices, these regulations should prevail.
